Notes from the operator's seat

We operate what we own. These are working notes from inside our facilities: real numbers, real experiments, published because we couldn't find write-ups like these when we needed them.

Our Gate Broke. Claude Fixed It for $0, Then Wrote the Training Manual.

A slide gate stuck half-open for weeks, an error code 50 on the display, and a service visit that runs about $500. Instead we uploaded phone photos to Claude. It pulled the factory manual, decoded the whole error ladder (50, 38, 70, 91), walked us through the fix switch by switch, and then annotated our photos into a 15-page training manual for our property manager. Actual transcript inside.

One Prompt, Six Vendors, Zero Phone Calls: How AI Runs Our RFPs From 2,000 Miles Away

Thirty offline cameras and a portfolio insurance renewal, handled the same way: one prompt each. Claude read the context, found the vendors, sent personalized outreach from our business Gmail, scheduled cron follow-ups for non-responders, and surfaced the replies. The real prompts and agent briefs are inside.

We Put Claude in Charge of Our Google Ads. Conversions Went Up 1,400%.

In early June we connected Claude, Anthropic's AI, to our Dothan facility's Google Ads account and let it audit what thirteen months of outsourced management had bought. Same $12/day budget, fourteen days later: conversions up 1,400%, cost per conversion down 93%, and our emptiest unit size filling at full street rates in peak season.

We Rebuilt Our Entire Website With AI, in Three Days. See the Before and After.

Our Dothan property's old website looked fine, and quietly sent renters to a 404 page. In three days, AI rebuilt it end to end: generator, copy, tests, and a deploy gate that makes broken links impossible. Drag the slider and see the difference for yourself.
